On August 5, 2022, Smart Society Smart City Technology (Head office: Meguro-ku, Tokyo; President and CEO: Futa Asada; hereinafter ) jointly proposed with Tsuchiya Home Topia Co., Ltd. (Head office: Atsubetsu-ku, Sapporo; President: Hideya Kikuchi; hereinafter Tsuchiya Home Topia) as the lead proposer for the Performance Verification Project for Stay-Experience IoT Housing through Renovation of Existing Housing, which was selected for the first time in the housing renovation industry for the FY2022 Sustainable Building Leading Project (Next-Generation Housing Type) solicited by the Ministry of Land, Infrastructure, Transport and Tourism.
In this selected project, a 50-year-old existing house located in the Tokachi area of Hokkaido (Otofuke Town) will be renovated and transformed into a smart home that provides residents with a comfortable sleep experience, and will be operated as a stay-experience housing for local residents and those considering home renovation.
Through this project, we will promote the benefits of smart home conversion to elderly households with high renovation demand, promote the spread of smart homes in the existing housing renovation field, organize construction challenges when implementing in existing housing, and verify usability by users.
What is the Sustainable Building Leading Project (Next-Generation Housing Type)
The Sustainable Building Leading Project provides support for leading projects that verify challenges effects toward practical application of housing utilizing IoT technology that contributes to health nursing care, measures against declining birthrate, etc., in order to promote the creation expansion of new business markets related to residential life that meet the needs of a wide range of households such as child-rearing households elderly households. Furthermore, it aims to have relevant parties widely publicize project results and contribute to the spread of initiatives and awareness raising.
Background of this proposal
As we enter the IoT era where everything is connected to the internet, many products and services are rapidly . Housing where we spend our daily lives is no exception, and smart homes that realize well-being lifestyles using AI and IoT technology are emerging, with adoption progressing mainly in new housing construction.
On the other hand, regarding the renovation field for existing housing, although the market size is increasing, specific methods for smart home conversion have not been established, and adoption has not yet progressed. Additionally, elderly households with high renovation needs are interested in their own health management and improving home security, but are often unfamiliar with setting up and operating digital devices, and may not be able to fully utilize smart home performance after installation.
Overview of this proposal
In the selected Performance Verification of Stay-Experience IoT Housing through Renovation of Existing Housing, , which specializes in advanced technologies such as IoT network security, partners with Tsuchiya Home Topia, which has extensive experience in high-performance detached house renovation and condominium renovation, to aim for early establishment of methods for smart home conversion during renovation. Additionally, through comfortable sleep experiences and excellent usability created by smart home technology, we aim to promote the benefits of smart home conversion to elderly households with high renovation demand and promote the spread of smart homes in the existing housing renovation field.
In this proposal, we will renovate and convert a 50-year-old existing house in the Tokachi area of Hokkaido (Otofuke Town) into a smart home, and verify performance through operation as a stay-experience housing.
Evaluation points
This proposal was expected to have significant effects in promoting IoT housing in the future by implementing housing IoT conversion together with renovation, and became the first adoption case in the housing renovation industry. The evaluation points are as follows.
Promotion of existing housing IoT conversion
When renovating a 50-year-old existing house in the Tokachi area of Hokkaido (Otofuke Town), IoT devices and systems will be implemented. Unlike new housing construction, implementation together with renovation work in existing housing has significant effects in promoting IoT housing.
Performance verification of IoT housing through stay experience
The above building will be developed as a stay-experience IoT housing and opened to the public. By organizing construction challenges when implementing in existing housing and verifying usability by users, contribution to the spread of IoT housing is expected.
Expectations for sleep improvement effects through coordination of renovation and IoT devices
For improving sleep quality, which has attracted attention in recent years, basic data will be collected analyzed through installation of highly versatile IoT devices and introduction of a system that serves as the basis for developing a sleep management system. While there have been past examples of obtaining sleep data with IoT devices alone, cases combining with renovation are rare, showing leadership ingenuity.
